Introducing the New Covius Settlement Services, Discussing the State of the Industry, Preparing for UAD 3.6 & More
Summer is winding down, and kids have either already gone back to school or are enjoying the last few weeks of vacation. Just as parents and children are preparing for what’s coming next, so is our industry – by using the summer lull to its advantage. In this issue, my latest industry-focused article discusses how the market has settled into a rhythm that’s giving lenders and servicers room to plan rather than just react.

A Look at the State of the Industry: ‘Rigging’ for What’s Next
No major surprises in 2026 so far, just a market that’s steady, predictable and quietly rewriting itself. Rates are staying high. Home equity is booming. Servicing is consolidating. And AI is moving from buzzword to actual workflow tool. Check out Chief Revenue Officer Pete Pannes’ latest blog as he shares what our team is seeing and how we’re “rigging” for what’s next.
It’s Almost Time for UAD 3.6
In November, Fannie Mae, Freddie Mac and FHA are replacing the legacy appraisal forms with UAD 3.6 — a single, dynamic report that adapts to property type and loan requirements. It’s the most significant shift the appraisal industry has seen in a long time, and it’s closing in fast.
Lenders, AMCs and appraisers will need to prepare to ensure a seamless changeover as the new appraisal reports start to be used with loan transactions. Download Service 1st’s 5 Lender tips that will help you prepare for UAD 3.6
Change brings opportunity. This is an industry-wide challenge and the loan providers that quickly adapt will be better equipped to gain market share. Email DPetrella@service1inc.com or call 412-265-2586 to learn how Service 1st can help support you during this change.

AFSA Extra Credit Podcast: Right-to-Cure & Repossessions
In a recent episode of the AFSA Extra Credit podcast, Jennifer Keys and Matthew Isaacson joined host Danielle Fagre Arlowe to discuss the complexities of vehicle recovery compliance. They focused specifically on proposed legislation in Massachusetts and Colorado and how these bills would impact right-to-cure notices and repossession processes for vehicle finance companies.
*Since this podcast was recorded, the Massachusetts and Colorado bills discussed were not enacted during this legislative season, but we expect both to be likely reintroduced next session.

RealtyBid Wins PROGRESS in Lending Award
We’re proud to share that RealtyBid has been named as a PROGRESS in Lending Game Changer Award winner — recognizing the kind of innovation that’s reshaping how distressed assets get priced, evaluated and transacted.
REO disposition and default servicing have long depended on physical inspections, manual review and subjective judgment calls to price and move distressed assets. By embedding AI-driven condition scoring and valuation intelligence directly into the auction workflow, RealtyBid is changing how the industry evaluates assets at their core. Lenders, servicers and investors can now make instant, data-driven decisions on property condition and value — compressing timelines and enabling high-volume portfolio review at a scale that simply wasn’t practical before
